We are proud to announce a significant milestone for the SafeBox Bangkok project, a centrally located office building on Banthat Thong Road in Bangkok, which also serves as the office of EGS-Plan. The project has successfully achieved EDGE Advanced Certification.
EGS-Plan acted as the project’s EDGE consultant, providing comprehensive one-stop services as both the EDGE Expert and EDGE Auditor throughout the certification process.
This achievement demonstrates that existing buildings can also pursue EDGE Advanced certification if the project undergoes continuous and strategic development. One of the key highlights of this project is its exceptional 97% Material Saving, attributed to Less Embodied Carbon in Materials. This reflects the project’s strong commitment to minimizing the use of new natural resources through the reuse and optimization of existing materials.
In addition, the project has installed a solar rooftop system with sufficient capacity to support its operational needs, resulting in an impressive 87% Energy Saving under the EDGE criteria. Water efficiency has also been addressed through the installation of water-saving sanitary fixtures, achieving 36% Water Saving.
Furthermore, the project owner has demonstrated strong vision and commitment to sustainability by pursuing an additional certification standard. In addition to EDGE Advanced, the SafeBox Office Bangkok project had previously been awarded Fitwel 1 Star Certification. This accomplishment reflects not only the project’s sustainability performance but also the growing potential for existing buildings to contribute meaningfully to a low-carbon future.

We are proud to announce that PHI SUEA House has successfully achieved Advanced Certification for an existing building — an important milestone on its journey towards becoming Thailand’s first EDGE Zero Carbon project.
What makes this project truly exceptional is not only its certification, but the innovative energy concept behind it.
Unlike conventional net-zero buildings that remain dependent on the electricity grid, PHI SUEA House demonstrates how a residential development can operate completely off-grid while maintaining a reliable year-round energy supply.
The project’s energy system combines three complementary technologies:
☀️ Photovoltaics generate renewable electricity during the day.
🔋 Battery storage provides short-term energy balancing and covers daily fluctuations.
💧 Hydrogen energy storage acts as seasonal and long-duration storage. Excess solar electricity is used to split water into hydrogen through electrolysis. The hydrogen is safely stored and later converted back into electricity via fuel cells whenever solar generation and battery capacity are insufficient. This unique hybrid concept overcomes one of the biggest challenges of renewable energy systems: providing clean electricity even during extended periods without sunshine.
The installed renewable energy system includes more than 140 kWp of photovoltaic capacity, produces approximately 179 MWh of clean electricity annually, incorporates 192 kWh of lead-acid battery storage, and features a hydrogen storage system capable of supplying approximately 600 kWh of electrical energy via fuel cells. Together, these technologies enable the site to operate independently from the public grid while avoiding operational greenhouse gas emissions.
Beyond operational performance, PHI SUEA House also achieved 100% embodied carbon savings under the EDGE methodology by utilizing environmentally responsible construction materials and sustainable design strategies. Combined with 100% operational energy savings, these achievements resulted in the successful award of EDGE Advanced Certification.
As Thailand’s first EDGE Preferred Service Provider, EGS-plan was honored to support the project as both EDGE Expert and EDGE Auditor throughout the certification process.
Congratulations to the entire PHI SUEA House team on this remarkable achievement. On 23 December, Acting Deputy Permanent Secretary of the Ministry of Higher Education, Science, Research and Innovation (MHESI), presided over the opening of the academic conference “Driving the Green University Policy Toward a Sustainable University.” The conference brought together leading experts, university administrators, and representatives from both public and private higher education institutions nationwide.
As part of the conference program, Mr. Apinant Parnsai, Deputy Managing Director of EGS-plan (Bangkok) Co., Ltd., was invited as a speaker to share EGS-plan’s experience with the green building consulting of the new extension building of the RIS Swiss Section – Deutschsprachige Schule Bangkok School. The project is currently pursuing a DGNB Gold Certification, with EGS-plan serving as the project’s sustainability consultant. The DGNB system is provided by the DGNB German Sustainable Building Council and is one of the most advanced green building certification systems which holistically considers the environmental, economic, and human quality of buildings. EGS-plan has supported the project through integrated energy concept development, building performance simulations, and commissioning management, as well as Indoor Environmental Quality (IEQ) enhancement to create optimal learning conditions for students and teachers. This project demonstrates how high-performance building design can positively impact learning environments while delivering measurable sustainability outcomes.

The Tara Office and Educational Building, developed by CP ALL Public Company Limited, is located on Chaengwattana Road in Nonthaburi Province. It comprises 22 floors above ground with a total gross floor area of over 43,045 sqm. The project was designed and constructed in accordance with the TREES green building standard, integrating a wide range of systems that enhance energy efficiency and promote occupant well-being.
The building incorporates high-performance systems designed for functionality, cost efficiency, and long-term maintainability, with all equipment meeting both local and international standards. Key features include a highly efficient central chiller plant and district cooling system, CO₂ sensors for indoor air quality control, and MERV 7 air filters. The electrical system complies with ASHRAE 90.1-2010 requirements and includes daylight controls in perimeter areas. Water-efficient fixtures, an on-site wastewater treatment system, and dedicated water sub-metering are also provided. A centralized Building Management System (BMS) monitors and optimizes all MEP operations.
EGS-plan (Bangkok) Co., Ltd., acting as the Commissioning Authority, played a key role as required by TREES and contributed significantly to the successful achievement of the Gold level awarded by the Thai Green Building Institute (TGBI). EGS-plan (Bangkok) Co., Ltd. was honored to be invited as part of this national event, with Prof. Atch Sreshthaputra, Managing Director of EGS-plan, serving as a keynote speaker on the main stage in Bangkok, chaired by the Deputy Minister of Interior and broadcast live to all provinces across Thailand.

💎 Artinian Co. Ltd. is a Bangkok-based luxury jewellery house and manufacturer that designs, sources, and crafts high-end gemstone and diamond pieces — offering bespoke and private-label services for global markets.
🏗️ In the context of the complete refurbishment of the Artinian Academy and Atelier Building (total project area: approx. 10,000 m² GFA), Artinian pursued an EDGE Advanced certification.
To reach this highest certification level, the following key sustainability measures were implemented:
✅ 660 kWp photovoltaic system
✅ Energy-efficient VRF air-conditioning
✅ Fresh-air ventilation with energy recovery
✅ Water-saving fixtures and toilets

On October 1st, Green Business Certification Inc. (GBCI) awarded Preliminary EDGE Advanced Certification to the Habitat Mahidol project. The developer, Ornsirin Holding Public Company Limited, is realizing this sustainable residential development in Chiang Mai.
The project comprises four single-family luxury residential buildings with a total floor area of 900 m². The EDGE Advanced Certification, the highest level of EDGE, was achieved through impressive savings of 44% in energy, 36% in water, and 42% in embodied materials compared to the local baseline.
As Thailand’s first EDGE Preferred Service Provider, EGS-plan (Bangkok) Co., Ltd. is supporting the project with its EDGE Expert and Auditor team.
Key sustainability measures include rooftop solar systems, enhanced roof insulation, and water-saving fixtures. The project is currently under construction and is expected to be completed at the beginning of next year.
