EGS-plan (Bangkok) Co., Ltd. supports the “Energy in Transition – Powering Tomorrow” travelling exhibition organized by Auswärtiges Amt (Federal Foreign Office) Germany in collaboration with Deutsche Gesellschaft für Internationale Zusammenarbeit (GIZ) GmbH

This insightful exhibition started off in Berlin and will be displayed in Samyan Mitrtower in Bangkok until 18 March. It illustrates new and innovative technologies, including the models of Thailand energy and transport transition towards the future.

EGS-plan supports the exhibition with the model of the sustainable Pandora factory in Lamphun. This project was developed in close cooperation with the architecture company OIA Co., Ltd. (OFFICE FOR INTERIOR & ARCHITECTURE CO.,LTD.) and was awarded with the LEED Gold certificate for its outstanding sustainability concept.

Renowned architectural magazine ROOM selected Safebox – EGS-plan’s office location – to be one of 100 best office and workspace designs. It is located a bit hidden near Chula Centenary Park close to Hua Lamphong train station.

Even though EGS-plan hasn’t been involved in the design of the refurbished warehouse building we are very happy that the renovation was implemented following sustainable design principles: light flooded, open office spaces, several meeting rooms, large communication and resting areas and a coffee shop with “instagrammable” coffee specialties. A fresh air ventilation system keeps CO2 levels under control, while an air purifier reduces the PM2.5 content in the air to protect the health of our employees. A Photovoltaic system on the roof covers about 70% of the energy demand of the building and thus reduces the environmental footprint of our premises.

All in all, we are very happy to be tenant at Safebox and to be able to provide productive and fun workplaces to our employees. Customers and people who are curious about our work are mostly welcome to visit and have a cup of “fancy” coffee with us!

The development of the Thai Building Energy Code (BEC) goes back to the early 90s but has been delayed due to political blockades. Finally, in March 2021 an updated version will be enforced and applies to new buildings with a gross floor area of more than 10,000 sqm GFA (2021), then 5,000 sqm GFA (2022) and 2,000 sqm GFA (2023 onward). As a new service EGS-plan (Bangkok) Co., Ltd. is offering to conduct BEC calculations for new construction projects. EGS-plan has officially certified BEC auditors who can consult design teams to fulfil or overfulfil BEC requirements with cost-efficient technologies and design strategies.

The BEC sets minimum requirements regarding the thermal performance of the building façade (OTTV), roof (RTTV), lighting (LPD), air conditioning (AC) and renewable energies (RE). To allow more flexibility in regard to the building design it is also possible to follow a whole building approach where the weakness of one system can be compensated by the strength of another system.

It is the first DGNB certified warehouse building in Southeast Asia and shows Häfele dedication to sustainability.

Besides others the building is featuring a natural ventilation concept, energy efficient LED lighting, non-hazardous materials and a 320 kWp photovoltaic system. EGS-plan has designed the sustainability concept and consulted the certification process. The German Sustainable Building Council DGNB rated the building with an excellent fulfilment degree of 56.5 % which is Silver level.

The DGNB certificate was kindly handed over by H. E. German Ambassador Georg Schmidt to Mr. Volker Hellstern, Managing Director of Häfele (Thailand).

Congratulations to our colleagues from Africus Co., Ltd. for the TREES Platinum certification of T One Building! The 34-story building is located at Soi 40 Sukhumvit Rd., Klong Toei district in Bangkok and provides space for offices and retail on a total area of 22,500 sqm.

EGS-plan has supported the project with fundamental commissioning services. Building commissioning is a quality management process, which verifies, that the technical systems of a new building are meeting the owner’s project requirements. Therefore, commissioning starts right at the beginning of a new building project before the design starts. In regular periods, the design and the construction of a project will be checked and compared by EGS-plan’s commissioning experts with the original owner’s expectations. The actual commissioning work starts for our team with finalizing of the construction and startup of the technical systems. A commissioning plan clarifies responsibilities and provides functional checklists, so that the startup of the building is a structured process, despite of the final hectic weeks of a construction project. The result is a building which works as intended with a low energy consumption, great thermal comfort and low maintenance costs.
